Tenancies
Owners are required to inform the Body Corporate Secretary, in writing, of the name of any person occupying an apartment. This includes both residential tenancies and short-term holiday lets. A tenant detail form (TDF) for holiday, longer term leases and the House Rules are attached:
Access, Security Fobs and Keys
The main access to the building is via the double glass doors on Wakefield Quay.
Security fobs have been allocated to each apartment to provide access into the building. Additional fobs can be purchased from the Body Corporate Secretary at a cost of $35 plus GST each ($40.25). Please email admin@latitude41.co.nz with your request.
Master Key
The body corporate committee is legally obliged to hold a master key to gain entry to each apartment in order to deal with emergencies.
The Latitude 41 master key is held in a safe within the complex and there are strict protocols in place governing the use of the key:
Before entering an apartment the committee member must knock loudly, wait 20 seconds, knock again and if no reply then and only then use the key to enter the apartment.
An Advice of Entry form will be left in each apartment detailing the date /time of entry, purpose of entry, who entered your apartment and why your apartment was entered.
