Breaches of Body Corporate Rules
The Body Corporate Committee will impose default notices and fines for breaches of the rules, including undue noise and wrongful disposal of rubbish (this includes placing household rubbish in the cardboard and glass recycling bins).
Any default notice will be issued to owners and will include and administration fee. Owners are responsible for their tenants (including short-term let guests) in complying with body corporate rules.
Committee members may call on the services of a security company to attend the complex where residents are noisy or in breach the rules in other ways. Owners will be liable for any costs incurred, including call out charges (if any) and an administration fee.
The common property areas – the lobbies, the stairwell, the lifts – must be unobstructed at all times.
Personal property must not be left in the common property areas.
The Latitude 41 Complex is a non-smoking building. No smoking is permitted in the common areas, on the balconies or in the immediate vicinity of the building.
All residents are entitled by law to the quiet enjoyment of their apartments. This means that they do not have to listen to a neighbours television, stereo system or parties. Please be considerate of others and make tenants aware of this rule.
Noise and Other Disturbances

If the issue is more serious or there are safety concerns then call Latitude 41 on 03 929 5272. There are protocols in place for complaints to be escalated to a security company who will attend.
Any call-outs by the security company will incur costs (and an administration fee). These will be on-billed to the apartment owner.
You can also contact NZ Police using the 111 emergency call service for any serious disturbances.
Visitors Access
Access for visitors is enabled through the intercom system linked to each apartment. Your visitor needs to push your apartment number button.
The intercom phone in your apartment will ring and by pressing the button on the receiver, you will be able to deactivate the door to allow entry to the building and access to your floor.
Shifting Furniture
The double doors at the entry may be unlocked to enable residents to move furniture in or out of the complex. Lift protection is also available. You can obtain a key / lift protection by either phoning 03 929 5272 or emailing admin@latitude41.co.nz
