Security
It is important that the complex is kept secure at all times. Please do not allow people without security access to enter the building. Please note that security cameras have been set up at strategic points within the complex for the safety and well being of all residents.
Maintenance
Owners who are in need of urgent services (plumbing/electrical) or identify a cleaning issue, please call Building Maintenance Officer on:

This number is monitored 24/7.
Other residents - please contact your property manager/agent in the first instance.
To carry out general repairs please use a contractor from the authorised contractors list.
Noise Control
If you find that your neighbour is creating excessive noise that is impacting on your peaceful enjoyment of your apartment then please contact the Nelson City Council Noise Officer on 03 546 0200.
If the disturbance is more serious then please contact Latitude 41 on 03 929 5272.
There are protocols in place for complaints to be elevated to a security firm who will respond. Any fees incurred for such a call-out (plus and administration fee) will be billed to the owner.
Noise control is covered in the Body Corporate Rules (section 3.14 to 3.18).
Health & Safety Policy
Latitude 41 takes its obligations under the Health and Safety at Work Act 2015 seriously and has written a Health and Safety Plan for the complex. Please take the time to read the policy and acquaint yourself with obligations as an owner, a resident, a landlord, a short-term let landlord and/or a contractor.
Attached to the plan is list of contractors who have accepted Latitude 41s terms and conditions outlined as in the plan.

Moving In / Out
If you are moving in or out of the complex please contact admin@latitude41.co.nz or Phone 03 929 5272 to arrange for the lift protection covers to be fitted and to obtain a lift key.
Procurement Policy
At its 2020 Annual General Meeting, the Body Corporate adopted a Procurement Policy. The attached document outlines the steps to be taken when procuring / purchasing items on behalf of the Body Corporate.
General Information
Balconies in the Latitude Complex are common property and while residents can place outdoor furniture, barbecues, planters on their balcony, the drying of washing, storage of bikes, kayaks, furniture and smoking is prohibited.
If you have any concerns about the maintenance of the complex or are concerned about people being too noisy, smoking on the balcony or the rubbish room is smelly then please call the Building Maintenance on 03 929 5272 who will escalate as necessary.
